New 2015 Legislation for Landlords & Tenants – Act Now….New 2015 Regulations change

Here is a summary of the legislation, passed through Parliament in September 2015:

– Landlords must fit a smoke alarm on every storey

– Landlords must fit a Carbon Monoxide (CO) alarm in every room with a solid fuel burning appliance

– Alarms must be tested and working on the start of each tenancy

– Penalties of up to £5,000 for those that flaunt the rule. It is outlined that the relevant Local Authority will enforce.

Smoke alarms and Carbon Monoxide detectors are life saving devices and each have their own British Standard (BS 5839-6:2013) that will tell you where to put the alarms. Building Regs, Local Authorities, HMO Licences and Installers fit to these Standards, and Aico recommends that landlords also fit to these Standards.
